The Hub Retail Center

JSW acquired a neglected 27,469 sq. ft. retail center in Vista, CA, that was 70% vacant. Through a joint venture with a local family office, they rebranded and renovated the property, achieving 100% occupancy within 18 months. JSW acquired the underperforming 114,000 sq. ft. Greenbriar Plaza Shopping Center in Denver for $8.2 million in 2014. By implementing cosmetic renovations, attracting higher quality tenants, and raising rents, the center was sold for $12 million. In 2.5 years, the investment yielded a 1.94x* Multiple on Invested Capital and a 33%* Internal Rate of Return.

In June 2019, JS Western acquired a 47,245 sq. ft. industrial property in Greeley, CO, for $5.275 million and structured a sale-leaseback with the tenant, Top Shelf Printing. Despite the onset of the pandemic, Top Shelf adapted by selling customized masks, boosting their profitability. In July 2021, JS Western sold the property for $8.716 million, achieving a 2.34x* Multiple on Invested Capital and a 50.5%* Internal Rate of Return,
